tenant drilled into stone fireplace by kim (florida) on March 16, 2012 @13:50

I just had tenants break her lease early. They drilled four holes into my stone fireplace and installed hooks there.

I am preparing their settlement statement and I'm not sure what to charge for this.

I am planning to take them to small claims court for this, other damages and breaking the lease.

Wonder if you charge them whatever it takes to repair the damage and return it to the same, or as close to what it was prior to them drilling holes into it.

Get a couple of bids on what it will cost to replace it and then charge them that. Hopefully they have a decent job because otherwise going to small claims court is nice but it is unlikely you will see any money. Usually only the threat or actually garnishing their wages will make them fork over the money they owe.
