My rental lease has LL name and its address and does to provide other instructions - attend/where to mail the check.

LL has an office on the loby in the same building where I live. This building has one and only one company - that is LL, has only 4 o5 workers, less than 925 sqft in one area.

I either used PC banking or mailed my check to LL via mail certificate by the post office ON TIME.

I notice LL took some fund ( for the late fee ) from my balance without explanation - not listed the item in any billing statement, not response to my email, no replied to my letter delivered by mail certificate.

This problem has been there since last Oct.

I asked my banker the conversation which they had with my LL regarding the address etc. I finally and probably realized why the late fee happened. No matter how I did, if the address does not contain "the lease office", then, for some reason, the check does not DIRECTLY go to which division which handle the check, that cause the delay.

I did try to contact LL about some odd thing for 5 months. But, LL never responsed well.

Am I responsible for the late fee especially when there is special instructiions - attend/where to mail the check on the lease.

LL has contacted lawyer to schedule court date.

Dude, take your check to the "loby." Or, mail it to the loby. Ask one of the 4 or 5 workers about your deduction.

You have written about this issue twice before. You will find out in court if you are responsible for the late fees. The late fees are probably justified if the "special instructions" are listed in your lease and you chose to do it your way. Mail the check with the proper address or as Jake said, walk downstairs to you lobby and deliver your rent that way. You are just making paying rent so difficult for yourself.

The balance in my account was dicreased without any explaination from LL. It bothers me so much that I would not feel ok if the check is not delivered by the bank or by mail certificate.

I have tried very hard. And you can see. But, LL would not do anything to help a tenant out.

Remember, I have full-time job. When I come home, the lease office usually is gone for the day.

The person who takes care of the rental check is usually not working during the weekends. Plus, weekends are my time for grocerty shopping, contact my realtors in CT about the renting, etc.

I do not know why a simple thing can be so diffcult. Why LL does nothing but keeps charging the late fee without sending tenent a billing statement, a receipt when I asked for, etc. NOTHING for month after month.

The worker in the lease office is changed. If LL does not tell us the new worker who takes care of the check. We would not know.

Now, I accidently heard a news - add "the lease office" after the company name from my bank. My rental lease never mentions anything like that. I do whatever normal tenant would do - mail the check monthly to LL at LL's address on the lease. I could not think a single thing that can go wrongly.

I am 5-yr member of LPA if that is matter. Is there any other channel that LPA can help me?

The problem is the payment takes longer time to be cached.

I try to eliminate the steps which could cause the delay.

(1) PC banking method - on time and effective and traceable

I use PC banking to pay. The mailing address is confirmed by LL's office that is correct address. But, PC banking was suggested to add "the leasing office"; while other voice from LL's office replied "the leasing office" does not speed up.

PC banking advises to have LL to fill out Electronic Payment Enrollment Form.

(2) Mail Certificate
I delivered March payment to the leasae office at the correct address and the return receipt shows 2/27/2012 as the arrival date of the payment. But, this personal check has not be cashed on 3/16/2012 as I am posting this paragraph.

I provided all the copies of my payments to LL( from the first month ~ December 2011) via mail certificate in December 2011 and asked the receipts and what LL charged some outside the rent, parking fee, and utilitiees.

I do not receive responses from LL, but the court date.
