I know that much, but do I have to give advanced notice that when he signs a new lease, that there have been changes? And if so, how much notice?

Does your current lease address how many days? Depends on your state but it could be anywhere from 30-90 days notice. Before this you can post a p&q notice on the 2nd of the month and then proceed with an eviction. Sometimes just the threat of the p&q notice and eviction they will start paying more promptly.
