The problem is the payment takes longer time to be cached.

I try to eliminate the steps which could cause the delay.

(1) PC banking method - on time and effective and traceable

I use PC banking to pay. The mailing address is confirmed by LL's office that is correct address. But, PC banking was suggested to add "the leasing office"; while other voice from LL's office replied "the leasing office" does not speed up.

PC banking advises to have LL to fill out Electronic Payment Enrollment Form.

(2) Mail Certificate
I delivered March payment to the leasae office at the correct address and the return receipt shows 2/27/2012 as the arrival date of the payment. But, this personal check has not be cashed on 3/16/2012 as I am posting this paragraph.

I provided all the copies of my payments to LL( from the first month ~ December 2011) via mail certificate in December 2011 and asked the receipts and what LL charged some outside the rent, parking fee, and utilitiees.

I do not receive responses from LL, but the court date.

A few response from LL were not answered what items are included in $399.80.

No receipt is ever provided.

I am one of LPA members and just paid 5-yr membership last Nov or Oct if that is matter. Is there any other channel which can give me legal advices?

    If you want legal advice, ask a lawyer. The site doesn't not and cannot give you legal advise.

    You wrote that you had a lawyer. Ask him or her as that is their job and have a license to practice the law.
