You can not legally do anything. The "fiancee" has to do it. It does not matter where the tenant receives his mail and it does not matter that there is no written lease.

I apologize for wording this question wrong. I am aware my fiancée has to do it but wanted to know if we owe this guy anything..like can we just put him out after the notice is Over? Or do we have to go go the eviction process even though he is Not under any kind of lease?

You will need to evict the tenant. Unless he is absymally stupid he will move before getting the permanent stamp of an eviction on his credit. Once the eviction is filed you need to continue with it even if the tenant moves out during the process. If you are evicting for lack of rent payments you must refuse any effort to pay after the eviction if filed. Otherwise, serve him with a notice to vacate. Again, it doesn not matter where the tenant receives his mail or if he did not sign a lease. If you feel in over your head, find a lawyer who will get rid of your tenant for a flat rate.
