I make it very clear from the beginning...I CALL THE MAINTENANCE MAN.

The tenants know that it has to come from me..the maintenance guy knows if he didn't get the word from me..he is to remind the tenant that I am the one that needs to be called first.

In the case where I had a tenant reporting problems that didn't exist..I finally sent a letter explaining that any more false repair reports and each time my guy came out and there was no problem, I would bill the tenant for his time.
That stopped too
