I own a condo and my husband moved his daughter, her husband and three children in, over a year ago. The relationship has gone dramatically downhill and accusations and physicality between us has occurred. We've asked them to leave and they finally found another place to live and have moved some of their goods. However, they left a lot of their goods here, have kept the key and say they will come back whenever they feel like and get the rest. My husband and I both work and don't want them in the house without us being here. What can we do???

Do they have a lease? Are they behind on rent? If they are behind on rent you can post a Pay or Quit notice on the door and post another by certified mail to the condo address if you have no other address for them. This Pay or Quit notice should be immediately followed by an eviction. It is usually 3 days later. Unless the family is abysmally stupid, they will move on and not let an eviction become a permant part of their credit record. If you do not have a key, post a 24 hour notice on the door that you are going in and change the lock. Post a notice as to where a key can be picked up. You can not lock them out permanently. If a move is not effected by your notices, you will have to wait for the eviction to remove the contents. Even then you will have to follow your state law in disposing of them. If the utilities are turned off you may assume the condo is abandoned and take possession. Some are putting the left over junk in a storage locker, paying one month and telling the tenants where it is. It is up to them after the month is up. Do everything by certified mail. Keep all returned mail unopened for court if necessary. Take plenty of photos with a date stamp of the remaining contents and of the condition of the condo. Do not meet with these people again without witnesses.

Are you serious? Give them a notice to pay or quit and then evict them.

OMG. I can't believe the stupidity of people who think they can just be a property manager or landlord but don't know what the hell they are doing.

This forum should be for people with complicated problems that aren't taught in "How to be a landlord" school.

Next thing you know next week they'll be back asking, "What's a lease?"

I would change the locks. Post a folded note on the door with a phone no. and the time of day to call, should they want the rest of their goods. If they break in, file a police report. Name them in the police report......
