Here's some knowledge for you

Recently, a LL wanted advice on a situation that involved a tenant not paying rent. My comment was:
"People who don't know what they are doing shouldn't be landlords."
In response to my comment, someone posted:
"These type of comments should not be allowed. People come on the site to gain knowledge."
Once again, let me state:
PEOPLE WHO DON'T KNOW WHAT THEY ARE DOING SHOULDN'T BE LANDLORDS.
That statement right there is the best knowledge I can impart on ANYONE.

People who don't know what they are doing should have someone point them in the right direction to gain knowledge.
We all started at the beginning..(unless your parents taught you the business). We all made mistakes early on.
I understand that many times it is hard to answer the same question for the gazillionth time and not beat on the poster a bit...but, remember; for them it is the first time (we hope).

Well obviously if thats the best knowledge you can impart that's not good enough and the owners have decided that you should go somewhere else with your best. After all you don't own this site and have no entitlement to have your posts to this site.

Your correct, I'm reminded of this statement thru an Apartment Association... "Inexperienced or uneducated landlords, who think they can conduct an effective and legal landlord/tenant relationship based on their pass experience... is no better prepared than the uneducated driver. While the driver will likely hit something, unprepared landlords stand a greater risk of getting hit in the pocket book". Many of the questions asked, do show that the person has not done any research into being a landlord or knowing the laws that govern the business. Many do not understand what's necessarily needs to be done and their responsibilities. The place and time to ask beginner questions is at the beginning, not after things go wrong. Many Local Governments offer basic instructions for landlords and local Apartment Associations have on going training for landlords. First a landlord should have a copy of their State Landlord/Tenant Laws available and read it over and over.

What really shows me a lack of intellect are people who fail to do the most basic research such as reading their state statutes.
I actually took over a property for a doctor who had made his own lease by pulling bits off of leases he found on the internet and then adding in things such as:
"if the tenant fails to pay the rent on the third of the month, owner has the right to come in and change the locks and put all the tenants belongings on the street"
Is the doctor an idiot? Yes, when it came to being a landlord.
There are books. There are classes. There are others to teach you. But you need to use those resources BEFORE you decide to become a landlord.
It's like having sex and then asking, "Should I have used a condom?"

I have to agree with Betty L and NFL. If my dad had a law practice that I inherited after his death, I'd be out of my mind to think I could start practicing law without first going to law school and passing the bar exam. My wife and I went to the library and checked out books, bought books, and talked to other landlords before we decided to rent one of our houses instead of selling it. Each time we have to find a new tenant, we debate whether or not to sell. It's not a cake walk being a responsible LL.

While being a responsible landlord requires preparation, knowledge and continuous education, it by no means implies that not having knowledge about specific issues makes one unqualified. The business of landlording is similar in nature (only by comparison) to cooking, driving, and other familiar activities. In that, most people assume that the ingredients, practice, and management are “common sense.”
Anyone who has tried to prepare a Thanksgiving feast is well aware that it is unlike preparing a weekday dinner. Anyone who has attempted to drive in a foreign country soon realizes it is unlike driving locally where the roads and signs are familiar.
Anyone who has attempted to manage property for rental soon comes to the understanding that the ingredients (the laws) and the road signs (the management) are fair more complex than a simple lease signing and deposit of fund. It takes time and experience to get all the ingredients time perfectly in harmony or to travel without a hitch. (Even then, people always have a new method of insight to complicate the rules.)

Please don't confuse me with the anonymous who started this thread. Her logic is very flawed. To follow that logic no one would ever be a parent or a teacher or an attorney or an accountant. In fact, no one would ever be anything. We all start at the beginning. Inexperienced landlords come here to learn and for support in dealing with their errors. They don't need to be berated.
