Your correct, I'm reminded of this statement thru an Apartment Association... "Inexperienced or uneducated landlords, who think they can conduct an effective and legal landlord/tenant relationship based on their pass experience... is no better prepared than the uneducated driver. While the driver will likely hit something, unprepared landlords stand a greater risk of getting hit in the pocket book". Many of the questions asked, do show that the person has not done any research into being a landlord or knowing the laws that govern the business. Many do not understand what's necessarily needs to be done and their responsibilities. The place and time to ask beginner questions is at the beginning, not after things go wrong. Many Local Governments offer basic instructions for landlords and local Apartment Associations have on going training for landlords. First a landlord should have a copy of their State Landlord/Tenant Laws available and read it over and over.
