One of your first concerns is screening. Make a credit and criminal background check. Then use the lease from this site which is specific for your state. There is absolutely no substitute for any of the above. If you do these things you will greatly reduce your chance of a bad tenant. One of the points that you must get across in plain language is that none except those listed on the lease may live in your rental.
