The tenant defaulted.
You had the place checked same day by licensed professional and also had the A/C handler cleaned.

So I'm thinking your lease covers you for tenants picking up and moving over repairs or suspicion of mold?

I think judge Judy would rule for the landlord.
Keep the money.

This is a vacation rental, different rules apply.
