Today I received a signed 12 month LPA lease renewal form for my tenant for my SFH. This means no vacant time, no make ready costs, no advertising, etc.
I have continued to research the market rent for my area during the last year. I am market competitive so I kept the rent at the same rate for the next twelve months. The tenant has had few issues so this was a good decision.
LPA poster Eric from Minnesota has preached that keeping current good tenants was vital. I practiced what he preached this past year and it worked.
