Is the appraisal worth the paper it is written on? Appraisals are just an educated guess, and if the bank picks the appraiser, it will probably be appraised for more than what it is worth, in order for you to be able to buy it.
Hire an accountant, an accountant's advice will be well worth the tax advice you will get.
