This sounds like a really bad idea. Are you really going to pay $50 everytime a neighbor calls to report smoking or sees a dog in the yard? When you call the tenant are you going to say "the neighbor told me so?" I can not think of a faster way to run off a good paying tenant who has $1900 for you every month.

just needs to happen once (or technically twice) and they'll be gone - so I don't expect it cost that much.

    You are looking for problems in more ways than you realize.


    Really the only thing you can easily evict for is holdover and non-payment.

    My suggestion is to screen your tenants better. Also make sure you have either a term lease or start with a month to month. You need to be in the property at least 2 times a year and look around for yourself to see if you are pleased with the situation. (don't forget to give 24 hours notice that you will be entering their home, otherwise you might get shot or eaten) Also make sure you get a good deposit and charge the tenant for having to fix the place up if they have a dog or have caused smoke damage. You can not micro manage like this. You are headed in the direction of having a bad relationship with the tenant. Don't forget the tenant has your property hostage and if you have anything less than someone with stellar credit and a fantastic job they will wreck you.

      thanks - good points!

      how about re-introducing myself to the neighbor and just giving them my contact info in case they ever need to reach me since we share a fence?

      then its more up to them on what they contact me for...?
