If your lease has a clause in it that if there is found to be an illegal clause, the rest of the lease stands, you're good. Without such a clause, could go either way.

It's not impossible to find a tenant for mid-month. I've done so many a time. I've also lost tenants 'cause they couldn't move in in mid-month. Lots of variables.

if your tenants don't pay you in full for the final month, I'd let it go and rewrite the lease. that clause is too ambiguous and the court will find in favor of the tenant.
