the 1st month payment that you get is the last payment you may get from this guy. He is not qualify. At the minium get 1st month + 1.5 month in deposit. Do'nt call it last month. 1.5 month deposit mean if they do'nt pay last month you can deduct from deposit. If you call it last month and .5 deposit? guess what? you will pay for all damages or have to sue them for it to get pay because you only get 1/2 deposit.

So many bad tenants out there so screen carefully. Think about it house price is low, rate is low. People who can't buy ? are not really good with their financial. So at least get someone responsible with job and have enough deposit.
