Has the tenant turned over the key? If not and especially if he has belongings in your rental then he is still a tenant. Send the PQ notice by certified to your rental address. When it returns keep it unopened. Find a lawyer who will help you for a flat fee start to finish. Shop around. You may find it will be cheaper to just let it go. Move the belongings into a storage locker, pay one month and tell your tenant where his things are. Go to the rental and change the locks.
