Rent. $1,250 +utilities and yard $2,500 down Rent due on 1st (no grace) $75 a day late fee Have paid rent late for 4mnths (designer-contractor) Paid late fees of $300- 550- 350. Paid rent on the 13th this mnth. He said I had 7 days to pay $500. Got an eviction notice from the Justice of the peace 2 days later on the 15th. Have court at 1:15 tomorrow.
Heard he has a buyer and feel he's forcing me out and keeping my deposit.

And your question is what?
You didn't pay the rent by the 1st as per your lease. The landlord has the right to file for eviction the day after nonpayment which he probably did because he got tired of you not paying your rent on time month after month. He could file for nonpayment or habitual lateness.

Friends is friends and bizness is bizness. You got things confused.
Rent is due when it's due. Grace period is an urban legend.
You habitually paid late, and paying late fees doesn't make it good and square.
Yeah, you'll probably get an eviction judgement against you.

THe late fee will probably be struck down in court. But you will have to pay the rent you owe.

You are late every month with the rent. I can not understand why the landlord is evicting you.
