Renting to three tenants in a two family owner occupied home. I was outside and of the tenants who is a royal PITA stopped me outside. Utilities are not included in the rent. She asked me if the oil company that has been servicing my house since 1971 will put in a half tank of oil. They have been filling their tank for the last several months. I told them to call the oil company and tell them what you want. She told me that her previous LL paid for all the utilities. So!!!!! I didn't say a word and just looked at her. She proceeded to tell me that she paid $600 last month. Again, didn't say a word and just looked at her. We both have the same oil tank and it cost a little over $300 to fill the tanks. The oil technician told me in passing one day that they have set up an automatic plan that their oil tank is filled on a certain day. Usually toward the end of the month. I told her again to call the oil company and tell them how much oil you want. I have nothing to do with how much oil you put in the tank. My responsiblity to you is to make sure the furnance is working. I told her that when she moved into the apartment there was half a tank of oil. When you leave the premises you are to leave a half tank of oil. Which was stated in the lease that they read and signed in September. She didn't say anything and just looked at me. She quickly changed the subject and said how much she loves the apartment.
I can't tell you hard it is to keep professional when dealing with the three of them. Two of them are college students. Their parents are paying their tuition. The other tenant is the boyfriend of the PITA who doesn't work. It seems the PITA is always complaining about something while the other tenant doesn't complain about anything.
Did she think I was going to say. "Oh don't worry about it. I will pay to heat your apartment for all three of you. I have plenty of money"
My family has been unhappy with them for a while now. But we have remained professional when dealing with them. I don't plan on renewing their lease and I hope they don't put me down as a reference. It won't be nice.
I just have to tell you my PITA college student story.
I got a call about 2 or 3 days after renting to 3 college girls. There was water pouring thru the kitchen ceiling...a real flood!
I got my maintenance guy over there fast...I jumped into the car and got there fast.
What we found in the bathroom above was the entire room soaked...walls..floor..vanity..you name it. Soaked. One of the girls took a shower without any shower curtain at all. I asked her what her plan was to keep the water in the shower....I just got a blank look!
I told them...DUH..you need to put a shower curtain in!!!! AND..they would be paying to repair the ceiling below.
Paid my guy to cleanup and fix the ceiling.
a week later..I get another panic call... water flowing thru the ceiling AGAIN. I dash over there... same thing..but, this time the only thing in the bathroom that was dry was the shower curtain!! There it was still in the package on the toilet tank.
Apparently, I was supposed not only to buy shower curtains..but install them..and probably open and close them for the princess too.
I left the ceiling a stained crumbly mess for them..and they paid to fix it again after they moved out.
