It is a bit hard to say. Historically, courts have required that the notice be written and signed. It is impossible to say whether any specific court will accept a text, some have shown a willingness to accept text messages. I just saw a People's court where they were allowed.

The easiest way is for you to specify the required form in your lease. You can also enclose blank forms for the T to use when they move in.
