The OP never stated that she is or was pretending she didn't get the notice. It seems she was inquiring if in fact a text message that the tenant mentions in a roundabout, afterthought manner that she will only be there for a few more weeks can be used as official notice as per the letter of the law. Would she be able to use that text in court if she should need to evict the tenant if the tenant is not gone by the end of 5 weeks and she has another tenant lined up to fill the vacancy based on that text?
If anything, the text would prompt me to write the tenant a letter referencing the text asking for a specific move out date and providing instructions about what condition the LL expects the tenant to leave the property, key return, etc.

The tenant lives in the next bedroom. And you want to write the tenant a letter? What is wrong with everybody anyway?

Let me be clear here. The text she sent to me was about the air conditioner being on, on her days off. As a side note she mentioned "since I will only be living w/ you for 5 more weeks." I turned the AC on for her on her day off (the next day) as she had requested.
I did not act as though I never got the text. I was disgusted with how she communicated the information to me, and frankly I just needed time to process things.
After turning the AC on, later she text me and asked me if I would be willing to give a reference for her to her new landlord. I text her back that I would be fine with that.
I just cannot believe that legally what has occurred to this point is acceptable.
