I always roll M2m after the term of the original lease has expired. Most folks don't want to move in the winter, so that's not typically a consideration for me.

If you were in the situation of having to get another contract signed how long would you give the tenant to return the new contract?

    If I were concerned they were going to move, I'd give them until the 30th day before the current lease expired and if I don't have it in hand, I'd give them a termination notice. If I were not concerned and knew they would roll M2M, I wouldn't bother at all unless they request it. If they request a new lease, I mail it out and give them 7 days to sign. No point in dragging out the paperwork to the point I can't recall what/when I sent it out!
