Single tenant now has a boyfriend by Anonymous (MA) on April 1, 2012 @00:10

                              
Renting to three people owner occupied two family home. A couple & single woman. Well the single woman now has a boyfriend. He stays 2 -3 nights a week. Should I say something to her? They have five months left on their lease and I do not intend to renew.

Does the lease address extensive overnight stays by people other than the tenants?

You must always assume that single applicants all have others ready to move in as soon as you are out of sight. Somehow, you have to get the point across that you are renting only to the applicant. Make your applicant aware that people hanging around too much will trigger an eviction that will remain a part of their credit for life. Have language in your lease that addresses "guest."

What does your lease say about additional people staying over? I think 1 or 2 nights a week is acceptable after all they do have a right to live their life fairly normally. Have the other couple said something to you about this and is the boyfriend obnoxious or loud? If he is quiet and pleasant I would just remind her of what her lease says and ask her to keep him on the down low out of respect for the other tenants. If your lease does not address this issue then you will have a hard time enforcing this.

There is nothing you can do, except non-renew. Anything you say will only make things worse, as there is no way you can follow through with an eviction. A tenant is allowed to have guests, period.

He has a lease somewhere else, no judge would evict.
