I just wanted to ask you (landlord who rents a room) what you're biggest frustration has been with tenants that stay...and what kind of tenant would be the best fit for you?? This will help me handle issues and keep friction out of the relationship..

Besides not paying the rent, the biggest frustration with renting a room in your house will be a tenant who is filthy, drags people in at all hours and uses drugs. Security of your home is another thing. The best fit would be a tenant with good credit, good employment, no criminal background and someone who does not use your place as a frat house. Rent month to month only. No extended leases. If you can, rent week to week. If something goes wrong, you want to get them moving right away.
