I've had tenants with unauthorized pets and have come to the conclusion that there are just going to be some people who will be dishonest even if you vet the tenant out as best as possible.

In those situations where someone sneaks a pet in and you find out about it, of course you communicate with them that they are violating the lease but ultimately you can't evict for it.

It's frustrating but when this happens I don't renew upon lease end and use the deposit for any pet related damage including thorough cleaning. I document the unauthorized pet as best as possible so that if the tenant attempts to sue for the withheld deposit, I'll have it for court.
