What does your lease say about additional people staying over? I think 1 or 2 nights a week is acceptable after all they do have a right to live their life fairly normally. Have the other couple said something to you about this and is the boyfriend obnoxious or loud? If he is quiet and pleasant I would just remind her of what her lease says and ask her to keep him on the down low out of respect for the other tenants. If your lease does not address this issue then you will have a hard time enforcing this.

No. The other couple hasn't said anything to me. I am outside in my yard alot and have noticed that single tenant doesn't talk to the couple anymore. This was before the boyfriend came into the picture.

I need to re-read the lease but I beleive their is a provision of the lease that states a limitation on overnight guests. I don't want to make the situation worse. Because I already had to have my lawyer issue a letter threatening eviction regarding a lease violation. I am just going to go ahead with my plan of not renewing their lease which ends in five months.
