Laura...Be sure never to take Sec 8 HUD tenants and never use a property manager or other agent. Do not worry about being new. Your tenants will teach you everything you need to know.

Why would we not ever take Sectino 8? (We havent so far) - are there different laws that apply if you do?

You will never make money with Sec 8. I could give you a number of reasons why but it is enough to say that not only will you not make money but you will lose money every time. Taking Sec 8 applications is like trying to find something good to eat in a garbage can. Also, do not depend only on Craig's list for advertising. You are seining the sewer when you do. Be sure to check back here often with your questions. There is a lot you need to know.

It will only take one Sec 8 tenant for you to discover every single reason why you should never have rented to one.

For a lower-range rental, S8 can be a great program. These sound like 1-bedroom units, so you can look for an elderly S8 person who is on disability or retirement (SSI). They will treat your property decemtly and they recognize the value of a clean, stable home. Avoid S8 baby mills (any woman who has a child younger than the number of years she's been on public assistance); these folks don't have any sense or skills and will tear your home up because they are lazy and will not clean your rental, ever.
Very first thing you need to do is google "[your state] landlord tenant act" and read the law related to rental property. Good luck.

Discrimination if you look for elderly Sec 8 ?

I like the idea of looking for an elderly Sec 8 person, or a person on SSI but isn't that discriminatory if they turn in their application after 4 or 5 "other" Sec 8 babymills turn in theirs and the babymill people meet the criteria?
