Are we cursed, or what ?

This new tenant moved in the 21 of February after signing a lease for a whole year. She had good references, a good job, the credit was good, she was nice and clean, so we hoped everything will be great.

Well: the 2d of April ( Monday,) we had a note in the mail box, telling us that she will be not able to pay April's rent until the 9 of the month. Great !

I called her this morning to remind her that according to our lease agreement ( thanks a million, The LPA !) I can charge her $35 a day for each late day. This will be $280, did she realized it ?

She bring me the rent one hour later.

Paragraph 3 of he lease agreement says : LATE FEE in the event rent is not received by the first (1) day after the due date, Tenant agrees to pay a late fee of $35. Additional late charges of $35 will be incurred for each day rent is late beyond the first (1) day of the month [ ... ]

YES!!!!i have only 5 dollars...does not work so... it is time to renew rental agreements and....raise a late fee YES YES YES Thanks!!!!

It's a MIRACLE! She had the rent after all! I hope it was in cash.
