let me tell you my story. 2 years ago, hubby lost job so we couldn't pay our mortgage. we never rented, had perfect credit score and always had a home. we relocated to TX and this wonderful lady asked how can she trust us. we offered to pay 2 months ahead and we've now been renting close to 2 yrs. and our payment history is perfect.
things happen. as long as they have a job and possible 2 months ahead in payment, then it may work out. :)

You have a point if someone was willing to pay 3 months deposit then I would see that as a great negotiating tool for the renter. In my state deposit can be used for rent. In a state where deposit may not be used for rent owed, then paying 2 months would be a great insurance olicy for the landlord.
Are you saying that for month one you paid first months rent and then gave the landlord month 11 and 12 to hold? So on month two you paid again? This senario would boost the lack of credit score definatly.
Here is the tricky part, to be fair you must set your criteria. You can not vary from said criteria so it makes it so very difficult. You can not really work a special deal for one person and not offer the same to another. I don't like it but it is how you must do. If you vary from treating everyone the same then someone will scream discrimination. Because of these rules I have set my criteria bar higher and then no one well try and say I was not fair.
So you see, if your landlord was in a high profile property and turned someone away with your credit score they could be in trouble for changing their criteria for you.

We paid 1st and 2nd month plus deposit. After the year, she pretty much knew she can trust us so she allowed us to skip one month to bring it up to date.
