If OP sticks to the facts, it doesn't matter who calls for a reference, he's free to tell all and sundry about the payment history, current status, and any other factual point of the current tenant's account. Therefore, no matter who calls for a reference, friend or future LL, there is nothing for tenant to "use" against OP. I always give the tenant exactly the reference his actions have earned; that way I stay out of trouble from anyone, tenant or LL.

A landlord should only be giving information to another landlord when requested, not some friend or someone unknown. This is the professional way it should be done. Know who you are talking to!

I provide information to anyone who knows enough about the tenant to call me -- including the furniture rental guys, the check cashing place, the car loan agency, the sheriff, and anyone else who asks! You likely do the same, you just aren't thinking about these aspects.
