Sold home, tenants did not pay last month's rent by Judy (Tennessee) on April 12, 2012 @12:17

                              
I am retired and own a home in Tennessee which I leased originally for 1 year to a lady and her family with an option to purchase my home at that time. She did not opt to purchase my home so we went month to month. House went on the market 01/31/12 and I had an option to purchase the home 4/6/12.
Tenants were sent email to vacate property by 4/30/12 and fix the storm door they tore off my home and fix new glass sliding door damages from their dog. Tenant did not pay April 2012 rent, she is month to month.
Closing is set for 5/4/12 and I am not sure they will leave, what are my options?

Issue 5 day notice to pay or quit (or whatever your state requires) now.

You should talk to a lawyer TODAY.

In most states sending a email to notify a tenant does not count as delivered.

Since your selling your house most buyers will not close on the house with a tenant still in the property.
