Then what about the new tenant? Should I create an addendum to the lease for the newest roommate? Or...?

If this were to happen to me I would try to get them out. My situation Long distance rental (real estate person handling it "I thought") "boyfriend" tenant called wanted out of the lease. Silly me I said fine. Got it in writing and he sort of said something about her, but I didn't pick up on it. Anyway, pretty soon I find out "girlfriend" is going to jail for selling/using drugs... I'm out rent for several months. After boyfriend "left" I should have given the "girlfriend" notice and got out of the whole mess between them and what ended up to be more of a mess.
