I agree with most, I include in the lease that nothing will be done by the tenants as far as improvements, etc.... standard lease thing. However, the house had this blue bedroom. Clean, but unless you liked pink not good. Couple asked a month after moving in if they could have his son repaint the room a neutral color. (son is a painter by profession). I agreed, but it was at their expense,I would pay for the paint with a receipt. The room looks great.

However, I think at the screening I would hesitate to suggest this possiblity.
