high transit community rental vacancies all around town.
A rental market currently deadbeats with bad credit and unstable jobs with dogs are seeking rentals. I 've several vacancies currently and refused unqualified with the minimum credit scores 600 and pay to rent ration of 3x the rent charge also, at lease 1 year stable job with good references. Please advised anyone what are your qualifying standards? Are mine too high?

I require a credit score min. of 700. I try to find someone with a long term job, five years or more, and ties to the community.

Credit score of 580. Gross income to rent ratio of 2.5 x the rent. Mine usually have me paying the water/sewer/garbage so I feel 2 1/2 times the rent is more appropriate as they don't need the extra available cash to pay that portion of the utilities included in the rent. If they paid all utilities then 3x might be more appropriate as they would need more available cash every month.

I'm similar, roughly 600 credit score (unless nothing derrogatory and additional security is put up, possibly someone with no credit as opposed to bad credit), between 2.6 and 3 times the monthly rent in gross (verifiable) income, depending on whether or not I provide the utilities, no pets, no smoking, and generally if its a verifiable source of income, as long as it's not all part time or sporadic, I accept it.
