agree with Jake - you should/must get the residency verified, for lots of reasons;
1. if you don't and the T ends up not paying rent and you evict, in court the judgement would go against you and the judge could order you to pay back ALL the rent you collected and fine you.
2. there MUST be two entrances, in case of fire.

think of this as well please;
if you have laundry area, you could provide free laundry to T
you MUST (for your own protection) include and addendum to the lease listing the 'perks' (maybe a mini-frig as well) provided and all common areas rules.
