Be sure you have the cooperation of your existing tenant -- otherwise you are wasting your time showing a unit the existing tenant will purposely leave a mess and the prospects won't be able to see around that. I agree, no more folks at one time that you can personally keep an eye on; no groups, friends, kids, etc. Don't let them out of your sight.
