My experience is that applicants have no imagination. If I show a unit w/o absolutely everything repaired, etc they can't picture it and therefore won't rent. If I say the unit is being recarpeted tomorrow and here is a sample of the carpet (so they can see and feel the texture & color) they won't rent until they can see the unit with the new carpet installed. The same seems to go for repainting between tenants. Only after it is repainted do I get anybody actually interested. So I no longer show the unit until everything is done.
