You should be playing a limited game of tag. If your tenant disappears again, mail the notice by certified mail and explain that you tried to catch him but were unable to. Do not make more than one attempt at tagging him. Have you performed an inspection of the property lately?

Good advice on not playing tag. Thank you. I have not inspected the property on the inside in about a year. There was an inside inspection done by my insurance company for their benefit in December. So you are saying I should have my own inspection as soon as possible? I've been over there having the yard cleaned up since he stopped taking care of it without notice and there's some outside maintenance issues I am having remedied. I'm trying to be tougher and I welcome all the advice and the criticism. If I'm doing something in a less than effective way, please set me straight.
