How to reply when to-be tenants ask new wall-paper in the bathroom, new floor, and lower rent?
I really do not have all that kind of cash to replace everything with new ones after paying the mortgage.

What you may be looking at is one of those realtors that puts their deadbeat friends and relatives in the rentals and who is angling for upgrades and lower rent for them. Ask the realtor if the applicants are friends or relatives. I ask why, just say that you would not rent to your friends or relatives and that it would probably be best not to rent to your realtors friends and relatives too.

Is the bathroom wallpaper dated and should have been removed years ago? Your 'to be' tenant might be telling you this by requesting new wallpaper. Is the floor in the bathroom, the one the 'to be' tenants have mentioned that should be replaced. If not, what floor is it that they are inquiring about? Are your rents in line of what's available in your area? These are clues that you should be paying attention to, regardless of who the 'to be' tenants are. They are shopping around and perhaps have a better idea of what rents are. Maybe your bathroom is a little out dated.
