Having had to deal with realtors handling my rental due to distances -- I had less problems with tenants wanting concessions, but more with poor screening (T paid rent, but other issues.) You may want to interview other realtors to handle your rental. Are these people communicating to you they want this & that or is it coming through the realtor?

My realtor says the tenants ask; while I am thinking is that is my realtor's tips: promising A ~ Z to get the tenants.
