Prospective tenants are always charming when applying for a rental. Sometimes the most charming are the worst tenants. They get by using their charm. Go by the facts. That would be excellent credit rating, proven history of responsibility, and the ability to pay the rent. People with these attributes don't need to be charming. They can get what they want.
