I have never had a problem with babies... I have a problem with the type of parents who let them scream and cry unattended. I sent them a copy of the new lease and it has the option for them to renew the term for either a year OR as a month to month. I also raised the rent significantly. I don't know which option they plan on taking.

I always believed it was up to the LL to offer a lease, or to offer a M2M...I don't think I'd EVER leave that up to the tenants!!! Esp since they were noisy and had to be told to be quiet!!!
Did you give them a deadline for deciding what they'd be telling you they want to do?

Yes, I said in the cover letter to return the lease renewal/ rent increase letter signed along with both signed copies of their lease within ten days. So far, all I've gotten is a phone message telling us about the baby. So a lease is not the same as a M2M? I thought that they were both leases but the duration term was the same. thank you

The way I understand it is that a lease has a specific period of time MORE than 30 or 31 days...often a lease will be for a minimum of 3 months, then sometimes for 6 months, then usually and most often a lease is for a year.
A Month to Month rental agreement is a specific finite term of 30-31 days--or monthly, regardless of whether or not the month has 30 or 31 or 28 days.
Sure you can call a M2M a "lease" but most folks know a lease is a lease and not a month to month rental agreement. I guess it just depends on the vernacular.
I use Lease and M2M exclusive of one another.
