I rent out two houses, and just recently I was looking at the rental situation in my area on craigslist. I was very surprised to see a whole bunch of ads that don't have any photos. Are these just really old LL's who don't know how to upload photos? I don't get it!

(Just saw a 2br apt for $3300/month and no photos?!)

We run initial CL ad without pics then if that doesn't get enough response run a later ad with photos. Since we are generally charging lower end rents, we usually get enough response without spending time on uploading photos. (More time repairing, cleaning, prepping, photos for IRS backup.) Our internet is still dial-up so photos can be problematic. We are rural and wi-fi isn't available at our site yet.

If I'm loading my CL ad from a location different than the computer I have my pics on, or if the property is being renovated and I don't have current pics, I will load an ad without pic and then add the pics later.

I think a larger % of the properties that you see with out pictures are not really on the market to be rented, now. People are looking for tenants in advance especially in a high end property but do not want the hassle of many lookie loo's knocking on the door and or driving around the property.

I'm a tenant and a landlord. As a prospective tenant, if a landlord can't be bothered to upload a photo or decent photos, I can't be bothered to look at their property. I'm a quality renter and quality renters prefer details which include visual information. I don't appreciate having my time wasted. As a landlord, I put up the best photos I can because I don't want my time wasted dealing with non-prospects and I don't want to waste their time either. Some of the better prospects I get occasionally ask for more photos. It's a business and we have competition. Photos are a critical marketing tool.

It is 2012. Are there truly landlords so incompetent that they cannot upload a few photos of their properties? Scary.
