Thanks for your response. I love the idea of 'temp storage' and will use this!
Do you think 6 months is sufficient?

Jake, I'm not looking to stir the pot at all. I want the tenant to feel that little will change when I make the purchase, but want to actually have structured terms in place.
I was told this is a PITA tenant that is an annoyance and slob.
I never said I wanted to get rid of tenants pets and the reason I stated the tires were flat was to point out that there is no efforts in place to rid the vehicle from it's position.

I'm not worried about wear and tear. Like I stated I'm worried about irregular wear and tear. See below for my concerns.

Tenant has been apparently warned multiple times about opening windows on cold days when heating costs are an expense of home owner. Also cluttering common areas with massive amounts of items (boxes, kid seats, trash, etc), leaving large amounts of trash not contained in common areas (in bags but not barrels), & leaving the common area door wide open during winter months.

I was told the tenant has also been known to be late on rent quite frequently.

I want to control these issues, but hopefully do it slow enough as to not cause a huge wave right at the start, but feel that it might be easier to just to ask tenant to leave and start fresh.

I would do the car storage ammendment for 3 months instead of 6. Also have you considered putting him on a m2m. Also I would put the electrical situation at the top of your list. Whatever you do make sure you leave no room for a tenant to hold anything over you.

Why didn't you say you had a slob of a tenant who does not know how to close a window and has made a trash pile of the rental inside and out. A bad tenant is easy to get rid of. Send him a notice to vacate. That way you get rid of the tenant, the dogs, the car and the trash pile all at once. Just make sure the tenant takes everything with him. Do not allow him to use your place as a "temporary" storage. If he intends to leave anything have a form made out that sells the abandoned items to you for $10. Make sure you get the deposit from the seller at the closing. Otherwise you will never see it.

    I didn't feel it was relevant for my questions, but looking back maybe it was?

    We would don't want to go through the process of finding a new tenant with the possibility of not renting for a month or 2.

    If the tenant cleans up the clutter, makes attempt at removing vehicle (has told owners they are trying to sell it, but obviously not active enough), and also takes more responsibility regarding heating then we want them to stay, mainly because they WANT to stay. Someone wanting to stay is more apt to pay the bill right? I would hope! :)

    they have cats so it's not as bad... but if they are slobby I wonder how they are with maintenance of them (during walk through it didn't smell terrible like others Ive seen)
