Had a jerko tenant with attitude ask me this because he thinks I charge late fees to make money.
No. I do not.
Late fees are nothing but encouragement to pay the rent on time.
Have a problem with the late fees, either don't pay late or don't sign the lease agreeing to them in the first place!

Tell him he is the only one paying you late fee's & everyone else is paying on time to avoid the fee.

Tell him you have a mortgage and the bank charges you late fees! If he doesn't want to pay late fees then he can pay on time!

I would just state "That all late fees go into a special fund for evictions for those tenants who consistently pay late."
