If they are in agreement who is staying and who is leaving, then the best thing to do is to use a "Roommate Release" form. This basically states that the party that is vacating is releasing all responsibility and entitlement to said premises, and that the remaining resident will assume all rights and responsibilities contained within your Lease Agreement. This also means that upon move out, the Security Deposit will be released in the remaining residents name only. Just make sure that the remaining Lease holder will qualify on her own, whatever your requirements may be.
