Since you know that the old tenant probably cannot move in to the new place until the morning of the 1st, forcing them out early will only make them cause you more trouble.

As for the prep to get the unit ready.....

I have a great relationship with all my tenants. When I get a move out, I can re-rent for the next day (1st of the month) because I know the place will be left in good condition. I have a "crew" that I will pay to work over night to put a spit shine on the place before dawn.
The only time I stand empty is because I have a major renovation I want to get done and have to put off renting for a month.

Tenants can cause you major repairs to cause you lots of trouble...if you go out of your way to make their move out more difficult you just increase the likelyhood.

As for making the lease end on the 27th...what do you expect the tenant to do in those 4 days till they can move in to the new place? Do you think you are going to have friendly tenants with that policy? Geez..the damage would cost you far more than paying an overnight crew to do the final clean up.

Pick your tenants better. Work on keeping tenants in your unit for years at a time..meaning build a good relationship with them. Life gets to much easier that way.

I've always thought a tenant move was problematic no matter what. How do they leave my unit on the 31st and move into the new unit on the 1st -- they spend the night with a loaded u-haul at a local motel, or they stay with friends, or ...? I have to assume they have the keys to the new place in hand, they load the u-haul, go to dinner and a move and voila, it's midnight, now they can unload into the new place. Can't remember how I did it way back in my wasted youth as a tenant.

    Probably the same way I did it. You saved enough money that you could pay the new SD and the rent at the new place. Then you actually rented 2 places for a month, giving yourself plenty of time to move and clean.
