Vacating Tenant agrees to relinquish all rights to any sums which Landlord may be holding on behalf of Vacating Tenant including but not limited to a security deposit...

This needs to be very clear. You need to make sure the tenant understands that they have no recourse against you for any security deposits. They must recover those costs from the remaining tenant if there is a concern.

Additionally, the remaining tenant must be well aware that they are responsible for all damage present when they finally move out.
