When you first installed the carpet, how much depreciation did you take each year on your tax's. IRS list depreciation at 5 years for carpet. An eight year old carpet is past its usefulness. Charge for repairing, cleaning and sealing the sub-floor. This is a direct expense to tenant for damages.
