I guess you don't use the LPA lease? Let me help you:
1. The GARAGE is used at their OWN risk.
2. The Appliances are there for the tenant's convenience and are NOT considered part of the lease.
MY confusion is: The garage DOOR, is it MY responsibility, as it is part of both house and Garage, or THEIRS.
Already got a few good answers, thanks for trying anyway.

There ought to be a legal limit as to how cheap a landlord can be.

Hope your tenant repairs the broken down garage door for you and replaces all your worn out appliances that you placed in the rental for his "convenience."
